Related Communities:
• Williamsville / Clarence - Renaissance Place, Stone Gate of Clarence (a 55 and Over Community), Windsong Place, & Autumn Creek Apartments
• Orchard Park - Green Lake Apartments

To transfer from one community to another within the related apartment communities listed above, the following conditions must be met:

1. If residence in your current apartment is less than eight (8) full months, a transfer fee of $275.00 must be paid at the time this document is signed and is non-refundable.  This fee is waived if you have lived in your current apartment for more than eight (8) months.

2. The application deposit of $500 must be paid to the new community at the time notice is given and is non-refundable under any circumstances.  All past due balances must be paid in full before the move.

3. The move to the new unit must be made within 48 hours from the time the new unit is available.

4. Rental payments and utilities for the prior unit will remain the responsibility of the resident until fully vacated, the move-out inspection completed, and keys turned in to management.   Rental payments and utilities will begin on the new unit as soon as keys are released and signed for as per the lease.

5. Your security deposit will be transferred to the new community after the move-out inspection at the current location.  Any additional security deposit and/or rent due must be paid before the move.

6. If the resident is transferring with a pet, a non-refundable pet fee will be required for the new apartment at the time this document is signed.  The new non-refundable pet fee will be at 50% of the current rate.  (Non-refundable pet fees are not transferable).

7. A new minimum one-year lease will be written beginning on the date of occupancy.  The lease term will be modified so that the lease does not terminate in October, November, December or January.  To reserve the new apartment, a new lease must be signed immediately after transfer approval.

8. Resident shall be responsible for all damages, cleaning, painting and shampooing costs incurred on the vacated apartment to be paid within 30 days of the move.
